Septic Tank

I have learned that with any house flip there will be some unexpected costs. On this Super Cute Cottage, it was learning that we had an old septic tank that had never been closed off properly. I'm committed to making things right, and was glad my contractor took care of it. Here was the cost breakdown:
$350 to have the city come out to pump the septic tank.
$300 for materials to fill the hole, 1 load of rocks, 2 loads of sand, and a compactor.
$350 labor
For a total of $1,000 this headache was able to go away. From the photo on the right you can see the hole has been filled up, and is save again. We still have some fencing around it, since we need to give the dirt time to settle a bit, before we'll put some new grass over it.
I'm really grateful to have a competent contractor, that can roll with the punches and get these things taken care of. I knew it would be an extra expense, but well worth the peace of mind.
